How Should You Show Your Home?

Private viewings and open houses provide opportunities for buyers to view your property and get a sense of what it is like to live there. Ideally, you will want them to be impressed by what they see – and motivated to make an offer. Here are a few things you can do to make showings and open houses more successful:

  • Make sure your house is neat and clean.

  • Remove personal items such as family pictures and items that clutter counter tops and spaces. This makes it easier for buyers to imagine themselves living in the house and showcases the space. 

  • Make sure valuables and prescriptions are put away. 

  • It's best if you're not home. Find a place to go, such as a park or shopping mall. Buyers are more comfortable if they can view the property with their agent without you there.

  • If possible, remove your pets or put them into a pet crate. You can take them for a walk or to a local pet sitting service or kennel.

  • Ensure the walkway leading up to your house is clear.

  • Curb appeal goes a long way! Keep the outside of your home maintained to the best of your ability.

When we meet for your consultation at your home, we will advise you on how best to prepare your property to get it ready for not just the photos prior to listing, but for the open house and any showings that will occur.

When it comes to scheduling showings, we have a unique approach. We like to list your home for sale midweek and schedule an open house for that weekend. Ideally, an offer will come from the open house. This eliminates the need for you to accommodate showing after showing and concentrates the buyer pool into several days, which helps drive a competitive atmosphere.  We will also coordinate with you to select days and times that are as convenient as possible prior to listing your home so that showings can take place in those time frames.  We encourage you to be as flexible as you can, as that will enable more buyers to see your property. Weekends, in particular, are popular for viewings. We take care of all of the aspects of scheduling viewings as well as planning and hosting open houses.

Showings and open houses tend to be one of the more stressful things when it comes to listing your house for sale as they can be disruptive and inconvenient. It's important to us to minimize that by having a strategy and plan before we list your home that works well with your schedule and preferences.
