Preparing Your Offer
When you finally see a property on the market that you really want to call home or attain as an investment, it can be hard to wait. The thought of the keys in your hand is so alluring, this is often where the stress settles in. Will the property slip through your fingers, or will you indeed hold those keys? As long as you've followed the steps (getting pre approved, searching in your price range, etc) there's a good chance this will end in success! Our job, as your real estate agents, is to ensure to the best of our ability that you get that home.

The first step is preparing the buy/sell agreement, more commonly referred to as the offer. This is the document we present to the seller and/or their listing agent that basically states the price you’re offering, as well as your terms of the offer. Prior to writing your offer, we find out what is motivating the sale and what is important to the seller as far as terms so that your offer has a higher chance of being accepted. We also work with your lender to get a pre approval letter specific to that property to submit with the offer and any other paperwork necessary. It's our job as agents to communicate on a high level so that the listing agent and seller know that the transaction will go smoothly when they choose your offer. We have a reputation for effective communication amongst our fellow agents, and often times, that reputation is the tipping point in otherwise identical offers.

We will advise you on any activity the house has seen recently to help determine an offer price that reflects the market value of the property so that you're paying just enough, but not a cent more. This strategy will vary from home to home. If it's your dream property and there are other offers already on the table, then you can bet that we're going in guns blazing. ​​

How the Process Works

When you decide to make an offer on a home, here’s a basic overview of what typically happens:

We’ll recommend a price that has the best chance of being accepted by the seller, without over-paying for the home.

The fewer contingencies, or opportunities your offer has to fall through, the higher the chance it'll be accepted by the seller. We'll go over what these contingencies are, what they mean as far as your offer is concerned, and whether there are any you may want to consider waiving.

We’ll prepare the necessary documents and present your offer to the seller and his/her real estate agent. We try to always present these in person so we can make your offer stand out even more. If that isn't something we're able to do (some agents don't allow this), then we at least make sure to get the agent on the phone to go over all points of the offer. That way, there are no questions when they present it to their seller.

If the offer isn’t accepted, or if the seller makes a counter-offer, we’ll skillfully work with the seller’s agent to renegotiate or get your offer placed in back-up position should their accepted offer fall through.

We’ll communicate with you throughout the entire process. Usually, your questions will be answered before you even think to ask them. If not, we're always readily available to you.

Once the seller agrees to your offer, we will guide you through the contingencies and timelines that go along with them to make sure you don't fall out of contract. A timeline will be sent to you laying out important dates and details and we'll communicate with you and the other parties to the transaction to ensure a smooth close.
